All our rental properties are all either new or recently refurbished and presented to a very high standard. They are warm, welcoming and safe homes.
We insist on high standards of eco-efficiency and safety, meaning your home will be cheaper to heat with good thermal insulation. All our properties meet the relevant standards for fire and gas safety. We routinely fit carbon monoxide detection as standard.
As a minimum our properties come complete with white goods including washing machines and condenser dryers. Our Ulverston flats come fully furnished including colour TVs and our newly developed two bedroom house also in Ulverston close to the GSK factory is furnished to a high specification.
Our student house in Lancaster is a large comfortable six bedroomed property with two bathrooms, a comfortable lounge and modern kitchen. It also offers good off-road parking, secure cycle storage and an outside seating area.
Tenants We do not accept tenants on DSS benefits, smokers or allow pets. Our tenants in Ulverston tend to be professionals working in the major industries at Barrow and Ulverston. Our students in Lancaster attend either Lancaster University or the University of Cumbria.
Unlimited internet access available Most people now consider the internet to be an essential part of their normal lives. We provide each of our properties with secure unlimited broadband WiFi connection, which will be super fast fibre if available (speeds up to 76Mbps). (Our student property in Lancaster is let on a fully bill inclusive basis which includes gas, electricity, water, TV licence and unlimited internet)
Maintenance All of our properties to let are continually maintained to a high standard and tenants will get a response to any maintenance query within 24 hours.
Administration We offer "at cost" tenant referencing including financial/employment/previous address cross referencing at about half the cost of traditional letting agencies. We make no additional charge for extending tenancies beyond six months.
We are members of the National Landlords Association and abide by strict quality controls. We offer our properties on standard six month assured short-term tenancies which then convert to periodic tenancies after six months requiring the tenant to give us just one months notice if they wish to leave.
All deposits held by landlords are kept in accordance with the government tenancy deposit protection schemes.
